Now…I’m not saying anything groundbreaking when I say that home buyers hit the internet when searching for a home, in most cases before even contacting an agent. To dot that “I” and cross that “T” though, just how many buyers? 96% of home buyers will go to sites like Zillow, Trulia, and Realtor.com when starting, and during, their home search.

Apart from the craziness that was 2016; from surprising election upsets, to heart-breaking celebrity deaths, this year ended in an overall positive light for the Austin Real Estate market. We saw an uptick in the median home value in the entire metro area up 7% from $269,700 in December 2015.

 

 

A 7% increase in median home value falls in line with the national figures, which come in right at 6.8% (according to Zillow). A few steps ahead of the nation but it’s comforting to know that Austin is still running strong! In terms of average days on the market the greater Austin metro area saw a slight increase to 60 days.

According to Market Watch, this week we saw a third straight drop in mortgage rates. Pulling data from Freddie Mac, Market Watch reports that the rates on 30-year fixed mortgages fell to 4.09% (down from 4.12%) and 15-year fixed rates have a 3-week average of 3.34%. This of course comes after the post-election spike in rates, that caused a slow-down in the real estate market leading into the New Year.

 

What does this mean to you?? From a buyer’s perspective, the results are direct – it may be easier than a few months ago to get approved for that mortgage. Meaning, BUY NOW!! If you’re a seller, or thinking to sell, breathe easy. The clouds are clearing and it looks like those long-awaited buyers will be freed to purchase!
