Demand is up. Prices are up. This is a seller’s market! If you are looking to sell your home, this is a great time to make the move! With demand up and few houses for people to pick from, the prices have climbed to historic highs. Houses are selling quickly and for more money, but making the most of it is still something our team is experienced in!

Even in the midst of a pandemic, the five-county area surrounding Austin, including Travis county, Williamson, Hays, Bastrop and Caldwell broke records in 2020 and this year is already expected to far outpace last year.

Market trends are showing insane numbers. As of March 2021 the median list price in Austin is $500K, 11% higher than last year. Median price per square foot is up to $286! ABOR, the Austin Board of Realtors, released data showing that from early 202 to early 2021, the median prices have climbs but new listings are down and the sales dollar volume increased by 15% to $1.2 billion!

Don’t let the prices scare you away, this is still a good market for investors, as interest rates continue to stay low. The biggest issue is a lack of inventory, which is the benefit of working with our team, as we oftentimes know about listings that haven’t hit the MLS yet. Don’t let the stats drive you away, let them work to your benefit! And, to end on an even more positive note, the Zillow Home Value Forecast shows another 10% increase by February 2022. Don’t miss out on one of, if not the, best markets in the country.
