Founded in 1999, Green Dot is a digital bank and fintech company that has served more than 33 million customers. The company, which is actively hiring for dozens of remote positions.NinjaOne-Founded in 2013, NinjaRMM’s cloud-based software is used by service providers and IT departments to remotely monitor and manage a company’s network, servers, laptops and more. The IT management platform relocated from San Francisco in March and opened an Austin office five months later. In addition to the new office, NinjaRMM plans to hire 75 to 100 employees locally over the next year.GovOS-Government software provider GovOS announced plans to move its headquarters from Dallas to Austin in August. It plans to hire at least 40 new employees by the end of the year.Markaaz-Markaaz uses AI-based software to connect SMBs with clients and services. The company announced its move from Los Angeles to Austin in April. ABoR (Austin Board of REALTORS®) recently released their Central Texas House Report for the Austin-Round Rock MSA and while home sales have decreased by 5.1 over September 2020, Susan Horton, 2021 ABoR President stated that “the Austin housing market remains strong and competitive.”Based on Austin Board of REALTOR® data, here’s a breakdown of the Austin real estate market.City of Austin Median home price rose 28 year over year to $525,000—a record for the month of September.Home sales decreased 7.1 to 1,156 sales, while sales dollar volume increased 6.4 to $711,203,330.During the same period, new listings increased 8.4 to 1,384, active listings dropped 11.1 to 1,232, and pending sales decreased 4.4 to 1,080.Monthly housing inventory decreased 0.3 months year over year to 1.1 months of inventory.Travis CountyMedian price for a home increased 22.9 year over year to $510,000.Home sales also decreased 7.0 to 1,796 sales, and sales dollar volume jumped 11.5 to $1,188,315,638.During the same period, new listing increased 13.3 to 2,117 listings; active listings decreased 3.2 to 1,969 and pending sales decreased 5.7 to 1,681.Monthly housing inventory decreased 0.2 months year over year to 1.1 months of inventory.

We’ve all seen the headlines for years, “Best place to live Austin’s No. 1 in Texas…” (KXAN), “New real estate report reveals jaw-dropping increase in Austin home prices” (CultureMap Austin), “Austin, Texas, is the No. 1 Best Place to Live, According to U.S. News &amp; World Report” and 2021 is no differentAccording to ABoR’s recent report, the median sales price jumped 34.7 from August 2020 Even with low inventory, there was an increase of 18.7 in sales dollar volumes and the Austin real estate market continues to be the hottest in the country. According ABoR’s latest release, Mark Sprague (economist, and the state director of information capital for Independence Title), stated that Austin’s market is exactly where it should be based on demand.“There have been reports of Austin’s housing market being overvalued, but from an economist’s perspective, my question is, ‘overvalued compared to what?’ The Austin market is robust, and sales activity and pricing have been driven by true demand. A combination of events, including increased job creation in the market, low interest rates, shifting priorities for perspective buyers, and in many cases, increased personal savings following stay at home orders during COVID, are why the Austin MSA is a top market in the country. When there is this much demand, it is difficult for an entire market to be considered overvalued.”Sprague pointed to Austin’s economy outperforming most of the nation with job creation and single-family permit applications as key indicators:  “Austin’s economic resiliency has led the MSA to be a leading market in the nation in terms of single family permit applications for new construction. The national average for permit applications is down 31 compared to peak applications during 2002-2008, but the Austin area is up 28. The bottom line is that Austin’s market can be challenging, there are still many opportunities to find the right home and build equity.”So, what are you waiting for? In their latest news release, ABoR reports that residential home sales decreased across the Austin-Round Rock Metropolitan Statistical Area (MSA) for the first time since May 2020, according to the Austin Board of REALTORS® July 2021 Central Texas Housing Report. Despite the dip, the five-county MSA was just 445 homes shy of breaking the all-time home sales record set in July 2020.“July 2020 established the all-time-high watermark for home sales in the region due to pent-up housingdemand after several months of stay-at-home orders and increased consumer purchasing power,” SusanHorton, 2021 ABoR President, said. “As we have moved away from the post-COVID boom, the market has begun to stabilize. The typical seasonality for the summer returned as people re-engaged in other activities, including travel. There are fewer instances of dozens of offers over list price even as home prices continue to rise, albeit at a slower rate month to month than the surge experienced in the first half of the year.”As residential home sales in the Austin Round-Rock MSA declined 9.9 to 4,041, the median sales pricejumped 37.1 year over year to $480,000—a record for the month of July. At the same time, sales dollarvolume increased 20.7 year over year to $2,409,491,114. Monthly housing inventory dipped 0.8 months to 0.9 months of inventory. While the inventory remains well below a healthy average, inventory has slightly increased since the first half of 2021.Vaike O’Grady, regional director of MetroStudy, said that while the frenzy to buy a home in Austin hassteadied from this time last year, it’s unlikely that home prices will go down any time soon.“Austin is always considered one of the top places to live in the U.S., but we’re losing ground due to shrinking housing inventory and affordability. With construction delays and regulatory barriers,builders and developers are having increasing difficulty getting new homes on the ground. Because of that, there’s not enough supply coming to the market to significantly impact available inventory,which further pushes prices up. Looking ahead, there will likely only be new inventory available further out in the suburbs; meaning, other submarkets may gain traction over Austin.”In July, new listings increased 8.2 to 5,166 listings; active listings dropped 36.9 year over year to 3,294 listings; and pending sales declined 11 to 3,900 listings. Homes only spent an average of 12 days on market last month across the MSA.Horton stated that what our market is experiencing isn’t just an Austin phenomenon, but occurringelsewhere, too.“Seasonality has a hand in the increasing home sales growth across our region and nationally. Compared to the early pandemic days, the pace of home buying activity has slowed across the U.S. If you’re looking to buy or rent a home, don’t miss this opportunity to take advantage of the market’s slower pace. If you’re looking to sell, don’t mistake this dip as a cool down—it’s still an excellent time to sell a home. According to the Austin Board of REALTORS® (ABoR) June and Midyear Central Texas Housing Market Report, 4,369 homes sold in June, a record for the month of June, across the Austin-Round Rock Metropolitan Statistical Area (MSA), an 8.6 increase year over year. The record setting number of transactions for any June on record contributed to an increase of 16.5 to 19,991 home sales during the first half of the 2021.Across the five-county MSA in June, the median price increased 43 to $482,364—an all-time record. Sales dollar volume jumped 55.7 to $2,621,271,158, as pending sales slightly decreased 1.8 to 4,419. Housing inventory declined 1.1 months to 0.6 months of inventory. These numbers are consistent with a market that has seen more activity than ever before in recent months, and although the market is tight, more homes are being sold than in previous years.“In June, and in the first six months of the year, we saw a confirmation that Austin’s housing market is one of the strongest in the nation,” Susan Horton, 2021 ABoR president said. “Our market has established its own new normal, as median prices climb while inventory remains low. With the unprecedented growth our region continues to experience, we can expect these trends to continue.” According to Dr. Jessica Lautz, vice president, demographics and behavioral insights for the National Association of REALTORS®, buyers have shifted priorities since the onset of COVID-19, adding fuel to the housing market boom across the Austin-Round Rock MSA.“The pandemic has changed buyer preferences. Reliable broadband access, at least one home office and flexible working and living spaces are top priorities. Remote work, along with incredibly low interest rates, has allowed buyers to purchase homes in suburban areas that provides more square feet, outdoor space, and increased buying power than in urban core areas.” More homes are also being listed across the MSA, as new listings increased 23.8 to 5,170 listings in June 2021, while active listings dropped 56.3 to 2,265 listings. Homes spent an average of 13 days on market compared to 46 days for June 2020 indicating that as new homes are listed, they are quickly going under contract.
